Can I get a bank guarantee through my UAE business bank account for tenders or contracts?

My Dubai-based company is bidding for a government project, and the tender requires a bank guarantee. I already have a UAE business bank account, but I've never requested a guarantee before. Can my bank issue one, and what would I need?

Yes, a UAE business bank account can be used to obtain a bank guarantee, but simply having an account does not automatically qualify your company for one. The bank will assess your business, financial position, credit profile, and the value and nature of the contract before approving the guarantee.

What Types of Guarantees Can You Get?

For tenders and commercial contracts, the most common guarantees include:

  • Bid/Tender Guarantee: Shows the tendering authority that your company is serious about its bid. These are often around 2%–5% of the tender value, depending on the project.
  • Performance Guarantee: Issued after winning a contract to assure the client that you will fulfill your contractual obligations. This is commonly around 5%–10% of the contract value.
  • Advance Payment Guarantee: Protects a client when they provide your company with an advance payment.
  • Retention/Warranty Guarantee: Can be used instead of having a portion of the contract payment retained for maintenance or warranty obligations.

What Does the Bank Look At?

The bank will typically review:

  • Your company's Trade License and business activity
  • Existing banking relationship and account history
  • Financial statements and cash flow
  • The tender or underlying contract
  • Guarantee amount and validity period
  • Shareholder and UBO information
  • Your company's ability to meet the guarantee obligation

Will You Need to Keep Cash With the Bank?

This depends on your financial profile.

For a new or relatively young company, the bank may require a significant cash margin, and in some cases a 100% cash-backed guarantee. This means the required amount is blocked as collateral.

An established company with a strong banking history may instead receive a guarantee against an approved credit facility, collateral, or other financial arrangements.

What Does It Cost?

Bank guarantee charges vary by bank, guarantee type, amount, and customer profile. As a general indication, fees can be around 1%–3% per year of the guarantee value, along with applicable administrative or documentation charges.

For example, if your company requires a AED 500,000 performance guarantee, the bank may assess the applicable fee based on the guarantee period and your approved facility.

How Long Does It Take?

If you already have an approved credit facility with the bank, a guarantee can sometimes be processed within a few business days. For a new relationship or a guarantee requiring fresh credit approval, the process can take one to several weeks, depending on the bank's due diligence.

My advice is to approach the bank before the tender deadline, rather than waiting until your bid is ready to submit. The bank needs time to review both your company and the underlying tender, and a new guarantee facility may require additional approval.
